If you've been watching the Bristol County MA real estate market over the past year, you already know that 2026 looks different from the frenzied pace we saw in 2021 and 2022. As someone who has helped families buy and sell across Attleboro, Mansfield, Easton, Norton, and the surrounding towns, I can tell you the market has matured into something more balanced, more thoughtful, and honestly more workable for both sides of the transaction. Buyers have a little more breathing room, sellers who price strategically are still seeing strong activity, and interest rates have settled into a range that feels manageable. Let me walk you through what's actually happening in Bristol County right now, what I'm seeing in showings and offers, and what you should know before you make a move this year.

Where Prices Stand Now

Heading into 2026, the median single-family home price across Bristol County is hovering in the mid-$500,000s, with significant variation depending on which town you're looking at. Mansfield and Easton continue to command premiums, often pushing into the $700,000s and $800,000s for updated colonials with good school zoning, while Attleboro, Norton, and parts of Taunton remain some of the most attainable entry points in the South Shore region. North Attleboro has seen steady appreciation thanks to its commuter access and the continued popularity of newer subdivisions off Route 1.

Compared to neighboring Norfolk County, Bristol County still offers more house for the money, which is exactly why I'm getting so many calls from buyers priced out of Sharon, Foxboro, and Walpole. The gap is narrowing, though. Year over year, we're seeing roughly 4 to 6 percent appreciation in the most desirable Bristol County pockets, which is healthier and more sustainable than the double-digit jumps we lived through a few years ago.

Inventory has loosened slightly compared to 2024 and 2025, but make no mistake, well-priced homes in turnkey condition are still moving in under two weeks. The properties sitting longer tend to be those needing significant updates or priced ambitiously without recent comparable sales to support them.

Towns Drawing The Most Buyers

Mansfield continues to be a powerhouse for buyer demand in 2026. The combination of the MBTA commuter rail station on the Providence/Stoughton line, the strong school district, and the walkable downtown keeps it firmly at the top of my buyers' wish lists. I've had clients drive in from Boston for one Saturday of showings and put in an offer by Sunday night because they understand how quickly the good listings disappear here.

Easton, particularly North Easton with its historic Ames-designed buildings and Stonehill College nearby, has become a favorite for families looking for that classic New England feel without sacrificing convenience to Route 24 or 495. Attleboro has emerged as the smart buy this year, especially for first-time buyers or anyone who needs commuter rail access without the Mansfield price tag. The Attleboro and South Attleboro stations make a Boston commute realistic, and you can still find solid three-bedroom homes under $500,000 in the right neighborhoods.

Norton, Rehoboth, and Seekonk are catching the attention of buyers who want more land, more privacy, and a slightly slower pace. I've sold several homes in Rehoboth this past year to families coming out of denser parts of the South Shore who wanted room for a barn, a garden, or just some distance from the neighbors.

Commuting And Daily Logistics

One of the biggest reasons Bristol County MA real estate continues to attract buyers is the commuter infrastructure. The Providence/Stoughton commuter rail line runs through Mansfield, Attleboro, and South Attleboro, putting Boston's South Station within reach in under an hour. For drivers, Route 495, Route 24, Route 95, and Route 140 create a network that makes Boston, Providence, the Cape, and even the Worcester area accessible without too much pain.

I always tell my buyers to actually do the commute before they buy. Driving Route 24 at 5:30 PM on a Tuesday is a very different experience than touring a home at 11 AM on a Saturday. The South Coast Rail expansion has also been a topic of conversation with my Taunton and Freetown clients, and as that project progresses, we may see additional appreciation in those communities. It's worth keeping an eye on if you're thinking long-term.

For families with school-age kids, the Mansfield, Easton, and Norton public schools consistently perform well, and Bishop Feehan in Attleboro remains a major draw for families considering Catholic education. Nitpicking a home over $300 in minor repairs can sour a deal that should have closed cleanly.
