That county-wide number hides a spread you won't find in Norfolk or Bristol County: Hingham's median sale price was about $1,502,000 for July through September 2026, while Halifax's was about $566,000 over the same three months. That's a gap of more than two and a half to one between towns Jessica serves in the same county. The housing is just as varied: harborfront homes near the Hingham ferry, lower-priced homes in Halifax and Lakeville, and 55+ neighborhoods in Plymouth's Pinehills.
Commute infrastructure explains most of the price map. Hingham's premium rests partly on the MBTA ferry: about 30 to 55 minutes from Hingham Shipyard to Rowes Wharf or Long Wharf, $9.75 each way, with no Route 3 traffic. The Kingston Line runs about 35 miles from South Station to Kingston, with a stop in Halifax, home to some of the county's least expensive rail-served housing. The newest factor is South Coast Rail: full service launched March 24, 2025, running through the new Middleborough station on its way to Fall River and New Bedford, with weekday trains roughly every 70 minutes. That made Middleborough a genuine rail hub — Redfin showed its median around $638,000 in March 2026, up 6.3% year over year — and Bridgewater sits on the same line.
Town by town, the spectrum is wide but legible. Plymouth itself ran a $707,577 median in May 2026 (up 0.4%), supported at the top end by the Pinehills — a 3,200-acre master-planned community off Route 3 that includes 55+ neighborhoods such as Great Island, Seton Highlands, and Toll Brothers' Owls Nest. Lakeville came in at $554,618 (up 0.9%), with homes moving in about 18 days. Property taxes shift the math meaningfully at these price points: FY2026 residential rates run from $9.74 per $1,000 in Lakeville and $10.47 in Hingham up to $14.08 in Halifax, with Plymouth at $12.55, Kingston at $12.82, Middleborough at $13.12, and the three Bridgewaters between $12.03 and $13.69.
