This guide to new construction homes in Raynham, Massachusetts draws on Planning Board and Board of Appeals records, Census Bureau permit counts and the developers' own sites, all checked on October 9, 2026.
Where are new homes being built in Raynham?
Pine Street has two subdivisions by the same builder. West Pine Estates is a Long Built Homes subdivision on the west side of the street, approved as Layla Estates on October 5, 2023 and renamed after the builder bought it. Its streets are Spruce Street, Foxtail Lane and Cyprus Way. The Planning Board released 22 lots on August 21, 2025, and its minutes a month later record permits issued at three Spruce Street addresses.
Across the street, East Pine Estates is also by Long Built Homes. The Planning Board approved its definitive plan on August 21, 2025 and signed the plans on November 6, 2025. The minutes do not settle the lot count. In June 2025 they describe 25 proposed lots and note 10 lots already created along Pine Street, and in August 2025 they refer to 15 internal lots. The approval holds back two lots until the Pine Street improvements, including sidewalks, are finished, and the bond and lot-release paperwork was still on the Board's September 17, 2026 agenda, so ask which lots are released before you sign. The builder lists nine home designs for the two communities, from about 1,964 to 2,944 square feet.
Larkwood, at 643 Church Street off Route 44, is a Thorndike Development community of attached condominiums with two or three bedrooms and plans from about 1,655 to 2,830 square feet. It was permitted as Raynham Riverwalk under a Chapter 40B comprehensive permit dated May 28, 2021. In June and July 2025 the Board of Appeals took up a revised Phase 4 plan showing more homes. The developer's Larkwood page does not state a total; its Halifax page describes Larkwood as 152 homes.
Two plans are earlier in the process. Liberty Way is a proposed 11-lot subdivision on 18.9 acres at 699 Locust Street. Its hearing was first set for July 16, 2026 and was still on the agenda on September 17 with a request to continue. No approval appears in the records posted as of October 9, 2026. A subdivision plan for 92 Warren Street West was set for hearing the same night.

Apartments are a separate pipeline. On July 22, 2026 the state Housing Appeals Committee directed the Board of Appeals to issue a comprehensive permit for Riverfront at Raynham, a 250-unit rental proposal off Route 44 that the Board had denied.
How many new homes does Raynham permit each year?
Raynham reported building permits for 47 single-family homes in 2025, according to the Census Bureau's Building Permits Survey. The count was 31 in 2024 and 10 in 2023. In 2024 the town also reported 131 homes in multi-unit buildings, 120 of them in four buildings of five or more units. It reported no multi-unit permits in 2025.
What changes when you buy new construction in Massachusetts?
- Occupancy: under the state residential building code, no building may be used or occupied until the local Building Commissioner or Inspector of Buildings issues a certificate of occupancy. Plan your closing date around that certificate.
- Septic: where a lot has a septic system, a Title 5 certificate of compliance is one of the requirements for the certificate of occupancy.
- Supervision: the state says a licensed construction supervisor or a registered design professional must oversee construction of one- and two-family homes. Ask for the license number.
- Contract and warranty: the state Home Improvement Contractor law, with its arbitration program and Guaranty Fund, does not cover new construction. Have a Massachusetts real estate attorney review the purchase contract and any written warranty from the builder before you sign.
- Taxes: Massachusetts assesses property as of January 1 for the fiscal year that starts July 1. Under G.L. c. 59, § 2D, when new construction raises a property's assessed value, not counting the land, by more than 50 percent and an occupancy permit is issued after January 1, the owner owes a pro rata supplemental tax, unless the town has rejected that section.
Raynham's FY2026 residential tax rate is $11.75 per $1,000 of assessed value, so a home assessed at $800,000 would owe $9,400 a year. Ask the Raynham assessors how a home finished mid-year will be billed, and budget for it with the closing costs in the Massachusetts buyer guide.
Are new homes in Raynham on town sewer or septic?
It depends on the lot. Planning Board minutes say West Pine Estates is to be serviced by sewer and water, and that East Pine Estates will use gravity sewer for most lots. Not every Raynham lot is on sewer: the minutes describe an older Locust Street subdivision where lots were given septic systems, and a July 2026 state decision notes that about 1,125 properties with sewer available had not yet connected. Raynham sends its wastewater to Taunton for treatment. Ask the Sewer Department and the builder about the specific lot, and read the Title 5 guide if septic is involved.
Which schools serve new homes in Raynham?
Raynham belongs to the Bridgewater-Raynham Regional School District. State profiles for 2025-26 list Merrill Elementary (kindergarten and grade 1), LaLiberte Elementary (grades 2 to 4) and Raynham Middle School (grades 5 to 8) in Raynham, and Bridgewater-Raynham Regional High School (grades 9 to 12) at 415 Center Street in Bridgewater. The Raynham town guide and the Bristol County overview cover the rest of the town.
How is the commute from Raynham, and where is the nearest train?
The town's website places Raynham at the crossroads of Routes 24 and 44 and I-495, with Routes 138 and 104 as well. Raynham has no MBTA station. South Coast Rail service began on March 24, 2025, and the three nearest stations are on that Fall River/New Bedford Line. From Raynham Town Hall, East Taunton station is about 3.5 miles away in a straight line, Bridgewater about 6.6 and Middleborough about 7.2. On the weekday schedule checked October 9, 2026, inbound trains reach South Station in 71 to 84 minutes from East Taunton, 60 to 73 from Middleborough and 50 to 63 from Bridgewater. East Taunton has 387 parking spaces and Bridgewater has 499. In June 2025 the Building Commissioner told the Planning Board that a plan to rebuild the Pine Street bridge and culvert was in the design phase.

What should you do before you commit to a new build in Raynham?
Start with the records, not the brochure. Ask the Planning Board office at Town Hall which lots in a subdivision have been released. Ask the builder for the warranty and the specification sheet in writing. Confirm sewer, water and the expected certificate of occupancy date for the specific lot. The buyer's guide covers financing and the steps to closing.
