55+ Communities in Raynham, MA: What Town Records Show and What to Check

55+ Communities in Raynham, MA: What Town Records Show and What to Check

Planning Board minutes identify Berry Hill, at Pleasant and Pine streets in Raynham, Massachusetts, as an Adult Retirement Community, which town zoning limits to persons 55 or older and others it lists. Pine Hill Estates, a manufactured-home community at 272 Hill Street, is described as 55+ in listings, but its written rule is not in town or state records.

Raynham regulates 55+ housing through a zoning article for what it calls an Adult Retirement Community, or ARC. That gives buyers a written rule to read before they tour a home. This guide lists what the town, the state and developers have published as of October 2026, and it says where the public record stops. For prices and the wider market, see the Raynham town guide.

Which 55+ communities are in Raynham, MA?

The public records reviewed for this guide document two communities. Berry Hill is identified in Planning Board minutes as an Adult Retirement Community. Pine Hill Estates is a manufactured-home community that listings describe as 55+, but its own age rule is not in the town or state records reviewed. Both are in Raynham, a Bristol County town. Others may exist, so when a listing says 55+, ask for the document that says so.

Two other names need a note. In 2018 and 2019 the Planning Board held hearings on Raynham Riverwalk, described in December 2018 as an ARC of 49 clustered lots between Church Street and the Taunton River, south of Route 44. The last minutes found that mention it, from August 1, 2019, continue the hearing. Board of Appeals agendas from 2024 and 2025 list "Larkwood (formerly Raynham Riverwalk)" at Route 44 and Church Street under a Chapter 40B comprehensive permit dated May 28, 2021. Larkwood, a 152-home townhome community along the Taunton River, has no age restriction, according to its developer, Thorndike Development.

What is Berry Hill in Raynham?

Berry Hill is an Adult Retirement Community at the corner of Pleasant Street and Pine Street, according to Planning Board minutes from October 20, 2016. Board minutes from 2016 and 2017 mention a clubhouse, an address on Club House Circle and a homeowners' association. In December 2016 the town's planning coordinator reported that all houses had been built. In June 2017 the coordinator reported that the community would be ready for final asphalt the following week.

Because Berry Hill is an ARC, Article 18 of Raynham's Zoning Bylaw frames its rules. Town Meeting added the article on June 7, 2004 and amended its ARC definition on October 29, 2012. As the bylaw reads today, an ARC is a community of detached single-family homes, each on its own lot, "constructed expressly for and specifically limited to use and residency by" persons 55 or older. The same list names a spouse under 55, a spouse who survives the occupant, a spouse where the occupant has entered a long-term care facility, the parents of the occupant or spouse, and a paid caregiver providing medical or health care. The association's bylaws "must contain language which enforces the 55 and over age restriction and all deed restrictions."

Berry Hill's own recorded covenants and association documents control, and they were not available for this guide. The minutes reviewed do not give the date of Berry Hill's permit, the number of homes or the association's manager, so read the recorded documents for the wording that applies there.

Is Pine Hill Estates a 55+ community?

Pine Hill Estates is a manufactured-home community at 272 Hill Street. The state's list of manufactured housing communities, last updated February 24, 2021, shows 325 for the park in its number column, which this guide reads as the count of home sites. Home sites are rented, and rent requests to the town come from Pine Hill Estates, Inc. The town posted notice of a Rent Control Board meeting for April 15, 2026, requested by the company, "to adjust the monthly rental rate and approve a new five (5) year Lease agreement." The outcome is not posted online. Three listings that name the park, shown on Coldwell Banker's website on October 9, 2026, gave a monthly park fee of $631. One said the fee includes water, sewer, rubbish, lawn cutting, snow removal of community roads and the town occupancy fee. Two said all buyers must be approved by park management 30 days before closing.

The park's age rule does not appear in the town or state records reviewed for this guide. The three listings that name the park describe it as a 55+ community, and one adds "Park is 55+" in its disclosures. None says who in a household must be 55, and the park's own rules were not available, so this page does not state the rule. The Attorney General's guide says a retirement community must meet both state and federal standards and that communities should put the 55-and-over restriction in their community rules, lease, occupancy agreements and written disclosures to prospective tenants. Ask the park office for the current rules and lease before you make an offer. The state list also shows a second, smaller park in Raynham, Shady Acres Mobile Home Park at 1540 Broadway, with 33 in the same column. The list has no column labeled as an age rule.

How does 55+ housing work in Massachusetts?

Age limits in housing depend on a legal exemption for "housing for older persons." The federal Fair Housing Act, as amended by the Housing for Older Persons Act of 1995, requires that at least 80 percent of a 55+ community's occupied homes have at least one resident who is 55 or older. The community must also publish and follow policies that show its intent, and it must comply with HUD's rules for verifying occupancy. HUD's rule calls for that information to be updated at least once every two years.

Massachusetts General Laws Chapter 151B, Section 4 applies its exemption to communities "constructed expressly for use as housing for persons 55 years of age or over or 62 years of age or over" if the owner or manager registers every two years with the Executive Office of Housing and Livable Communities. The Attorney General's guide to manufactured housing law notes that a community may be stricter than the federal minimum and tells readers to review municipal requirements and the community rules.

What should you check before buying 55+ housing in Raynham?

  • The age rule in the recorded covenants or community rules, including what happens when the qualifying resident dies or moves to a care facility.
  • The association's bylaws, budget and monthly fee. Under the ARC bylaw the streets stay private and the association maintains them, including snow removal.
  • ARC limits in the zoning as it reads today: no more than two primary residents, no RVs, campers, boats or trailers parked or stored at a home, no more than two registered vehicles in the driveway, and no on-street parking.
  • In a manufactured-home community: the lease, the current site rent, the community rules and how buyers are approved.

In most manufactured housing communities, residents own their homes and rent their lots, the Attorney General's guide says. It says the owner must make a good faith offer of a five-year written lease to each tenant and must let you sell your home in place to a buyer who meets the community's rules and can pay the rent. Raynham is on the Attorney General's list of municipalities with rent control bylaws, and its bylaw dates from 1993. The guide says tenants pay a monthly license fee of $6 to $12, set by the city or town, in place of a property tax on the home. For real estate, Raynham's FY2026 residential tax rate is $11.75 per $1,000 (see property tax rates by town).

How do you get to Boston from Raynham?

The MBTA's Fall River/New Bedford Line does not stop in Raynham. It stops at East Taunton, 1137 County Street in Taunton, and at Bridgewater, 85 Burrill Avenue in Bridgewater. On the weekday timetable in effect on October 9, 2026, sixteen inbound trains ran through to South Station. They took 71 to 84 minutes from East Taunton and 50 to 63 minutes from Bridgewater. East Taunton is in fare Zone 8 with 387 parking spaces. Bridgewater is in Zone 6 with 499. Weekday parking costs $4 at both.

By car, Route 24 and Route 44 cross in Raynham, and I-495 has an exit at Route 138. Boston is about 32 miles north.
