The one-year change in home value spans September 2025 to August 2026. North Easton and South Easton are villages of Easton and share the town's figures.

What do these figures mean if you are buying in Easton this fall?
The $696,000 figure is a starting point for a budget, not the price of any one house. A sale-to-list ratio of 101.3% means the average Easton sale in April and May closed about 1.3% above its final list price. In the fourth quarters of 2022 through 2025, the ratio was close to 100% and days on market ran from 26 to 38, compared with 20 to 25 in the second quarters of 2022 through 2026. These figures describe past sales. They do not predict where prices go next.
Add property tax to the monthly cost. Easton's FY2026 residential tax rate is $12.59 per $1,000 of assessed value, which is $6,295 a year on a home assessed at $500,000. The Easton Board of Assessors lists payment dates of August 1, November 1, February 1 and May 1. The mortgage calculator and the home buying guide turn these numbers into a monthly payment. If you are weighing a rental property in South Easton, the same town figures apply, and investment property services covers the next steps.
What do these figures mean if you are selling in Easton this fall?
Redfin measures the ratio against the final list price, after any price reductions. A home that was reduced before it sold can still count as selling near 100% of list, so the ratio is not evidence that any asking price will be met. For timing, last fall is a closer reference than spring. In the third quarter of 2025, Easton's ratio was 99.7% with 30 days on market, and in the fourth quarter it was 100.0% with 38 days. This fall may differ. The home selling guide covers pricing and preparation, and the regional market data page shows how Easton fits into the wider area.
What are the limits of this data?
- An index is not a sale price. The Zillow Home Value Index is a smoothed, seasonally adjusted measure of the typical home value, not the median price of homes that sold.
- The two series end on different dates. Home values run through August 2026 and Redfin's figures end in May 2026, so the second-quarter 2026 figures cover April and May only. The Redfin file the site uses was last updated on June 2, 2026.
- The one-year change is not a full 12 months. The site's quarterly series uses September 2025 for the third quarter of 2025, so the 3.7% change spans September 2025 to August 2026, which is 11 months.
- Quarterly Redfin figures are averages of monthly figures. A days-on-market figure here is the average of Redfin's monthly medians, not the median of every sale in the quarter.
- Small towns have few sales in any one month. Redfin's file counts 16 Easton sales in April 2026 and 15 in May 2026, and one quarter can swing: Easton's days on market went from 56 in the first quarter of 2026 to 25 in the second. Redfin's methodology page says its monthly data for cities is aggregated over rolling three-month windows, while the file used here lists calendar months, so newer Redfin figures may not match these.
- Percentages are calculated from values rounded to the nearest $1,000. They can differ by up to about a quarter of a percentage point from percentages calculated on Zillow's unrounded figures.
- North Easton and South Easton do not have their own series. Zillow's and Redfin's city files each list Easton once, and the site uses that town series for both villages.
- The tax rate applies to a home's assessed value, which the town sets, not to the index.
