Red Mill Village, Norton MA: Guide to the 55+ Condominium Community

Red Mill Village in Norton, MA is an age-restricted condominium off East Main Street (Route 123) near Newland Street, developed by Thorndike. The Norton assessor lists 152 units, built mostly from 2004 to 2015. The 2005 master deed requires each unit's owners to include someone 55 or over at purchase; a 2010 amendment allows a limited exception from age 50.

Red Mill Village is an established condominium community. The developer lists the project as completed in 2016, so homes there now sell as resales. This guide draws on the recorded condominium documents, the Norton assessor's FY2026 records, the developer's and landscape architect's descriptions, Sun Chronicle reporting and MBTA and state data, checked on October 9, 2026.

What is Red Mill Village in Norton, MA?

Red Mill Village is an age-restricted residential condominium in Norton, in Bristol County. Its master deed, recorded on June 6, 2005 in Book 14851, Page 227 at the Northern Bristol County Registry of Deeds, names it Red Mill Village Condominium. The declarant was Thorndike Properties of Massachusetts LLC. Thorndike Development describes attached and detached homes along tree-lined streets with a village green and a series of small parks, and says the National Association of Home Builders named it the best community of its type in the nation in 2005.

Every home, attached or detached, is a condominium unit. The master deed covers both single-family units and multifamily units, and the owners' association is the Red Mill Village Condominium Trust.

What is the age rule at Red Mill Village?

Section 6.1(A) of the master deed, recorded June 6, 2005, says the condominium is meant "to provide a community for those over the age of fifty-five (55)." The owners of each unit must include at least one person who is 55 or over at the time of purchase and who intends to live in the unit as a principal residence. The same section says children may live in a unit only once they are 18, and no unit may have children under 18 as residents or guests for more than 90 days in a calendar year, counted in total across all such children.

The Twenty-Fifth Amendment, recorded on October 15, 2010, added an exception. On a first come, first served basis, the trustees permit up to 15 percent of the units to be owned by owners who include at least one person aged 50 or over at purchase, with a person of that age intending to live in the unit, provided the community stays compliant with the federal Housing for Older Persons Act. The Sun Chronicle reported in August 2010 that this equaled 23 units. Whether one of those places is open is a question for the trustees. The registry's index lists 51 amendments to the master deed, recorded from August 2005 to March 29, 2016. On October 9, 2026 the first page of each amendment recorded after the Twenty-Fifth was read. Apart from a trustees' amendment recorded January 15, 2015 on alterations to patios and exclusive use areas, each is the declarant adding a phase or correcting a clerical error, and none is titled as a change to the age rule or the leasing rule. Their later pages were not all read, so rely on the current recorded set. Listing data on Coldwell Banker's website for three homes sold from 2023 to 2025 said age 50 or over was acceptable, two adding "with trustee approval," and none mentioned the 15 percent limit.

How does the association work, and what are the fees?

The Red Mill Village Condominium Trust runs the community. Its trustees recorded revised Rules and Regulations on April 6, 2026 (Book 29834, Page 329) that replace the earlier rules in full, so read that version. Under Section 6.1(D) of the 2005 master deed, a unit may not be rented for periods shorter than six months unless the trustees approve in writing. Rule 23 of the 2026 rules also covers rentals and refers back to Section 6.1(D), so read both before you plan to lease. A trustees' certificate recorded June 11, 2026 (Book 29934, Page 83) names Great North Property Management of Exeter, New Hampshire as the entity that oversees maintenance of the common areas. The landscape architect, Ryan Associates, lists the shared amenities as the village green, curbside parks, a swimming pool and clubhouse, community garden plots and nature trails.

The monthly condominium fee does not appear in the recorded documents or town records reviewed. Listing data on Coldwell Banker's website showed $754 a month on a home that closed in November 2025 and $1,030 a month on one that closed in October 2023. A Third Amendment to the Declaration of Trust, recorded February 8, 2017 (Book 23578, Page 217), adds a contribution to the trust from anyone acquiring a unit, which both listings describe as two months of fees paid at closing. Ask for the current budget, the fee for the specific unit, the reserve study and any planned special assessments. The master deed also lists an on-site pump station and sewer force main among the common elements, and the Sun Chronicle reported in June 2010 that a special town meeting authorized the town's water and sewer commissioners to acquire a sewer force main from Red Mill Village by eminent domain. Ask who owns and maintains the sewer works now.

How do you reach Boston and Providence, and what are the taxes?

The stations to use are in Mansfield (Zone 6, 806 parking spaces managed by the Town of Mansfield) and Attleboro (Zone 7, 780 spaces managed by GATRA) on the MBTA Providence/Stoughton Line. On the weekday schedule for October 14, 2026, trains reach South Station in 39 to 46 minutes from Mansfield and in 49 to 59 minutes from Attleboro. How do you buy or sell a home in Red Mill Village?

The developer lists Red Mill Village as completed, so purchases here are resales, and the master deed applies its age test at the time of purchase. Before an offer, get the master deed with its amendments, the April 2026 rules, the budget and the fee for the unit, and ask the trustees in writing how the 55 and 50 rules apply to you. The buyers page and the downsizing service page explain the steps, and owners can start with the sellers page.
