Saltash is a single development on one property, 46 Sandwich Road, not a village. Its full name is Saltash at Chiltonville, and it sits in the Chiltonville section of Plymouth, a town covered in the Plymouth town guide. The facts below come mainly from Plymouth Planning Board minutes and the developer's own website, checked on October 9, 2026.

Where is Saltash in Plymouth?

Saltash is at 46 Sandwich Road in Chiltonville. The Planning Board minutes from 2022 describe a 24.5-acre site with an existing building of about 25,000 square feet and extensive parking, used as a training facility by Boston Edison and Holtec. The developer's website describes the property as 25 wooded acres and says the name comes from a property along the nearby Eel River that belonged to Thomas Clarke, who arrived in Plymouth in 1623.

The land around the homes is restricted. The plan presented to the board preserves about 15.4 acres, or 63% of the site, as open space. The conditions of approval require that open space to be marked with concrete bounds and signs, and the part designated as natural must stay in its natural state. The conditions also include a restrictive covenant in which the developer waives the right to subdivide further or to add more intense or dense residential development.

The developer describes the location as between the waterfront and the Pine Hills and "only minutes" from downtown Plymouth. It does not publish measured distances. For Boston trips by rail, the MBTA Kingston Line does not stop in Plymouth. It starts at Kingston station, in the next town north. The MBTA timetable, checked on October 9, 2026, shows most weekday trains from Kingston reaching South Station in 59 to 63 minutes. The Plymouth County guide covers the surrounding towns.

Is Saltash a 55+ community?

Yes. The age rule is a condition of the town's approval, not only a marketing label. The conditions of approval recorded in the Planning Board's minutes state: "Per the Zoning Bylaw, all residents within this age-restricted (elderly housing) community, shall be 55 years of age or older." Plymouth's zoning bylaw defines an elderly person as "an individual 55 years of age or older" and an elderly household as one "in which all occupants are Elderly Persons."

The developer's site also calls Saltash a 55+ community, and the recorded condominium documents repeat the rule. The master deed, recorded June 16, 2025 at the Plymouth County Registry of Deeds (Book 60050, Page 249), requires every home to be occupied by persons 55 or older, and its Schedule D says the condominium was created so that "all permanent occupants of the units must be 55 years of age or older." Schedule D requires occupants to give the trustees proof of age and to get the trustees' written approval before moving in, and it lets the trustees allow an exception "only for good reason shown." The master deed also sets a minimum lease term of twelve months, for the entire home, with no subletting. Five amendments recorded between August 2025 and August 2026 were not read for this guide, so ask for the current documents.

What are the homes at Saltash like?

The developer's site shows four designs, which it describes as reimagined classic Chiltonville home designs. Its floor plans show full basements, with walk-outs available on some lots, and its feature list includes a first-floor owner's suite and a two-car garage. At the 2022 hearing the developer told the board that each home would have two bedrooms, with the primary bedroom on the first floor. One current listing notes a third-bedroom option on a limited number of homes.

The specification sheet lists an electric heat pump system, an electric water heater, Town of Plymouth water, private sewer, and an on-site private well for irrigation. In 2023 the developer told the Planning Board that homes would be solar ready, with a solar panel package available as an option. The developer describes a net zero goal for the community. That is a stated goal, not a certification. As of October 9, 2026, the developer's site lists prices starting at $899,999 and says select residences are move-in ready. Six Saltash homes shown on Coldwell Banker's website that day were priced from $899,000 to $1,089,000, two of them active and four under agreement, and the newest listings said Saltash was 60% sold.

What does the condominium association cover?

The roads inside Saltash are private. Under the town's conditions, the condominium association maintains them, including roadway repair, snow plowing and removal, drainage systems, common areas, walkways, utilities and other common amenities. The developer must post a private road sign at each vehicle entrance.

The developer's site puts the average condo fee at approximately $520. Five Saltash listings on Coldwell Banker's website on October 9, 2026 show the association fee as $520 a month. They list the pool, fitness center, clubroom and clubhouse as included, and a disclosure on the listings says the fee of about $520 a month includes irrigation water and septic. The same listings show private sewer, an association under developer control, and pets allowed with breed limitations. They name a clubhouse, an in-ground pool, a fitness center and a fire pit area, and they also describe an active construction site, so ask which amenities are open. The association's budget, reserve funding, full pet rules and rental rules are not on the developer's site. Ask for them early. Help for condo buyers starts with reading those documents.

What should a buyer check before signing at Saltash?

  • The master deed, bylaws, rules and current budget, including what the condo fee covers and the reserve balance.
  • The age, occupancy and leasing rules in the current condominium documents, including the amendments recorded since June 2025.
  • How the private sewer system is owned, maintained and billed.
  • Whether the clubhouse and fitness center are finished and open, and whether any other amenity is promised in writing.
  • The solar option, its cost, and whether it suits the specific home.
  • When control of the association passes from the developer to the owners. Listings read in October 2026 show it under developer control.
  • Property taxes. Plymouth's FY2026 residential rate is $12.55 per $1,000 of assessed value.
