Cochesett Estates in West Bridgewater, Massachusetts is a 92-home Chapter 40B development of single-family homes and duplex-style condominiums, built by Stonebridge Homes on 81 acres on Scotland Street and Maple Street. Cochesett Estates is a neighborhood of detached single-family houses and attached duplex-style homes in West Bridgewater. Town records call it a Chapter 40B project, after the state's affordable housing law, and it has been marketed in three phases. The town's website spells the name "Cochesset Estates", so search both spellings when you look for records.
What is Cochesett Estates?
The lottery agent's information package describes Cochesett Estates as 92 homes on 81 acres on both Scotland Street and Maple Street, with 23 homes designated affordable. The builder's community site describes the same 92 homes as a mix of single-family and attached designs. Listing remarks on Coldwell Banker's website give the split as 28 single-family homes and 64 duplex units. The 2021 lottery package treats the duplex-style homes as condominium units with a condo fee and the single-family homes as carrying a homeowners association fee. The 2026 package lists only duplex condominium units. The Plymouth County Registry of Deeds index, read on October 13, 2026, lists three recorded entities: the Cochesett Estates I Homeowners Association Trust (declaration recorded March 21, 2022), the Cochesett Estates II Homeowners Association Trust (recorded May 10, 2024), and the Cochesett Circle Condominium, created by a master deed recorded October 11, 2024 with its own condominium trust.
The West Bridgewater Zoning Board of Appeals lists the project's affordable housing application on its Chapter 40B page. The town describes Chapter 40B as a state statute that lets local zoning boards approve affordable housing developments under flexible rules if at least 20 to 25% of the units have long-term affordability restrictions. Conservation Commission minutes from May 5, 2020 call the project the "Scotland & Maple Streets 40B", and the lottery packages refer to its comprehensive permit.
No age restriction appears in the builder's materials, the lottery packages or the town minutes reviewed for this page. The MyMassHome listing for the affordable units, on a site administered by Citizens' Housing and Planning Association, shows age restrictions as "No restriction".

Who built Cochesett Estates and when?
Cochesett Developers, Inc. is the developer named in the lottery packages and in the Conservation Commission minutes. Stonebridge Homes, a builder based at 32 Norfolk Avenue in South Easton, constructs the homes and markets them with Boston Connect Real Estate.
In May 2020 the Conservation Commission was reviewing a filing to subdivide two vacant parcels into 44 residential lots. The lottery for the first phase, 42 homes, was scheduled for October 12, 2021, and the Board of Health approved septic plans for new construction on Lots 18 through 22 the next day. The final phase has 31 homes, and its lottery drawing was scheduled for September 2, 2026.
The community site maps Phase 1 on Metacomet Road, Phase 2 on Maple Street, Narragansett Drive and Chippewa Way, and Phase 3 on Metacomet Road. The 2026 lottery package also lists homes on Cochesett Circle. No listing read on Coldwell Banker's website on October 9, 2026 carried a Cochesett Circle address. The minutes posted on the zoning board's page of the town website end in July 2012, so the approval date and conditions of the comprehensive permit are not confirmed here.
What kinds of homes are in Cochesett Estates?
Single-family designs on the community site have 3 or 4 bedrooms and range from 2,391 to 3,505 square feet. Attached designs have 2 or 3 bedrooms and range from 1,665 to 2,623 square feet. The builder says many plans have a first-floor owner suite.
On October 9, 2026 the builder's site announced Phase 3 and listed six floor plans, each with 2 bedrooms and 2.5 baths, from 2,229 to 2,623 square feet. The builder's published base prices that day started between $735,000 and $870,000 before any lot premium, and the page says prices can change without notice. For context, the typical home value in West Bridgewater was $607,000 in August 2026 (Zillow Home Value Index, August 2026).

How do the association, fees and town services work at Cochesett Estates?
The 2021 lottery package says the homeowners association is responsible for the drainage, roads and other common areas, and for snow removal unless and until the town accepts the roads. That package estimated the fee for affordable single-family homes at $55 a month and the condo fee for affordable duplex units at $110 a month. The 2026 package lists condo fees of $97 for the 2-bedroom and $118 for the 3-bedroom affordable units. Fees for market-rate homes are not listed on the builder's community page. Listing data on Coldwell Banker's website on October 9, 2026 showed a $155 monthly association fee on the nine single-family homes sold since August 2024. Duplex and condominium units showed $115 to $163 a month on 14 listings and $304 to $338 on five others, all five listed or sold in 2026. More than one association can apply to a home. In the registry index, certificates for Metacomet Road homes name the Estates I trust, those for Chippewa Way and Narragansett Drive lots name the Estates II trust, and one Metacomet Road unit has certificates from both the Estates I trust and the Cochesett Circle condominium trust. Only the index was read, not the documents. Ask which associations apply to the address, and for each one's current budget and what its fee covers.
Wastewater is a point to check. Board of Health minutes from October 13, 2021 list approved septic plans for Lots 18 through 22, and the duplex listings read on Coldwell Banker's website on October 9, 2026 carried the disclosure "Duplexes have shared septic." Ask whether the home you are considering has its own system or a shared one, how many bedrooms it is designed for and who maintains it. The Title 5 guide explains how septic rules work in Massachusetts.
Cochesett Estates is in the Town of West Bridgewater in Plymouth County. The FY2026 residential tax rate in West Bridgewater is $13.61 per $1,000 of assessed value, or $1,361 a year for each $100,000 of assessed value. The town runs its own school district, which the state lists as serving pre-kindergarten through grade 12. The builder's page lists the Rose L. MacDonald School, Howard Elementary School, Spring Street School and the Middle-Senior High School.
How do you get to Boston from Cochesett Estates?
The lottery agent describes West Bridgewater as located at the junction of Routes 24 and 106, and the builder's page cites access to Boston and Route 24. West Bridgewater has no commuter rail station. Nearby stations on the MBTA Fall River/New Bedford Line are Bridgewater and Campello in Brockton. On the MBTA weekday timetable for October 14, 2026, 16 inbound trains run to South Station from Bridgewater in 50 to 63 minutes and from Campello in 42 to 52 minutes.
What should a buyer check at Cochesett Estates?
- Whether the home is a single-family lot or a condominium unit, and which association documents apply.
- The current monthly fee, budget and reserves for that association.
- Whether the home carries an affordable-housing deed rider, which limits the resale price and who can buy.
- Whether the town has accepted the roads or the association still maintains them.
- The septic system design and who is responsible for it.
- Whether an access easement through Maple Street to the town-owned Scotland Acres Conservation Land was recorded. In May 2020 the Conservation Commission said one must be clearly stated to protect public access.
If you are buying from the builder, the new construction page explains how buyer representation works, and the buyer guide covers the steps to closing. If you are applying for an affordable home, the first-time buyer programs guide covers state mortgage and down payment programs.

Confirm the facts that are specific to the address first: single-family or condominium, deed-restricted or market-rate, and the current fee.
