Quick Answer
Redbrook is a master-planned village off Wareham Road in Plymouth, MA, developed by the A.D. Makepeace Company under a 2008 special permit. It combines single-family homes, townhomes and apartments with a village green, a YMCA, medical offices and restaurants. The developer said in 2018 that buildout would reach up to 1,200 homes.
Redbrook is still being built, so the picture changes each year. This guide uses the community's own website, A.D. Makepeace Company releases, state records and Plymouth Planning Board minutes through June 2026. For the rest of the town, see the Plymouth community page.
What is Redbrook and where is it?
Redbrook is a mixed-use village in Plymouth, off Wareham Road. Its sales center is The Meeting House at 1 Greenside Way North, and the community gives 237 Wareham Road as the GPS address. Plymouth's zoning bylaw calls this kind of project a Traditional Rural Village Development: homes plus limited commercial space, allowed by special permit, with environmentally significant land protected.
Redbrook was formerly known as River Run. The state's 2008 environmental certificate describes 1,175 residential units, 60,000 square feet of commercial space and a recreational facility of up to 75,000 square feet, built on about 381 acres of a 1,333-acre site. A.D. Makepeace said in 2018 that Redbrook would include up to 1,200 homes at buildout. Planning Board minutes from May 2026 record that about 1,875 acres within the broader Redbrook project were permanently conserved, a total expected to exceed 2,000 acres.

Who is developing and building Redbrook?
The A.D. Makepeace Company, which describes itself as the world's largest cranberry grower, is the developer. Town filings are made in the name of ADM Agawam Development LLC, and separate builders construct the homes. The community's team page lists The Valle Group, The Stabile Companies, Whitman Homes, E.J. Pontiff and Barefoot Cottage Company.
Redbrook is approved in pieces. Each neighborhood, called a Use Area, goes to the Planning Board for review under the 2008 permit. In August 2025 the board approved Use Area 14, with 67 single-family homes to be built by E.J. Pontiff, and Use Area 16, with 12 income-restricted homes in six duplex buildings. For June 10, 2026, the minutes record a 5-0 vote to approve application PB-684, which they describe as 54 residential lots in Use Area 18 off Wareham Road.
What kinds of homes and neighborhoods does Redbrook have?
The community's site describes townhomes, twin homes, single-story homes and larger two-story homes, and says buildout will include single-family homes, condominiums and apartments. Rental apartments are part of the village. The developer announced 184 apartments in 2018, and the leasing link on the Redbrook site now leads to Halstead Plymouth at 220 Wareham Road.
As of October 2026 the site advertises two new-construction choices: townhomes by Whitman Homes starting in the $600s and detached homes by E.J. Pontiff starting in the $800s. The current brochure lists the Pontiff homes in The Preserve on the Agawam at 2,016 to 2,605 square feet with three or four bedrooms. The site also has a Resale Homes page. Separately, Redbrook carries an affordable housing commitment of 113 units. That includes Cranberry Commons, a 62-unit affordable apartment building that its funding application describes as for people aged 62 years and above. Planning Board minutes place it in Use Area 15, which the May 2026 minutes list among areas under construction or nearing completion.

What amenities are documented at Redbrook?
The community's site lists these village services: The Meeting House, with a restaurant and gathering areas; a full-service Old Colony YMCA, which the site says offers daycare services; Beth Israel Lahey Health Primary Care and Long Pond Physical Therapy, which it places just west of The Village Green; a Rockland Trust ATM and lending office; Black Lantern Tavern; and Redbrook Square, with breakfast, lunch, coffee and baked goods. It also lists a community garden, what it calls a fun yard, walking trails, kayak launches, and ponds for fishing and swimming.
Check what exists today, not what a plan shows. A master-planned village is built over many years, and the Planning Board's June 10, 2026 minutes record the chair reminding the public that the board cannot enforce promises that are not included in approved permits or agreements. Ask which amenities are open now and which are only planned, and get any amenity you are counting on confirmed in writing.
How far is Redbrook from Boston and Cape Cod?
The developer puts Redbrook one hour from Boston and Providence and nine miles from the shore. Its location map, drawn on 2016 map data, lists Logan Airport at 52.7 miles and 56 minutes, T.F. Green Airport at 62 miles and 1 hour 3 minutes, and the P&B bus line park and ride on Long Pond Road, off Route 3, at 10.9 miles and 17 minutes.
For Cape Cod, the same map marks the Bourne and Sagamore bridges and lists Scusset Beach State Reservation in Sagamore Beach at 10.2 miles and 21 minutes. For rail, it lists the MBTA's Kingston station at 15.8 miles and 22 minutes. Kingston is the start of the Kingston Line, where most weekday trains reach South Station in 59 to 63 minutes in the MBTA timetable checked on October 9, 2026. The map still shows a Plymouth station, but that timetable has no Plymouth stop. The drive times are the developer's figures, so test your own trip at the hour you would travel.
What utilities, fees and town services apply at Redbrook?
Water and sewer are private, not municipal. The Massachusetts Department of Public Utilities lists Agawam Springs Water Company, a Makepeace subsidiary, as the regulated water company for Redbrook, with 825 customers and a planned 1,100. MassDEP issued a groundwater discharge permit for a private sewage treatment facility serving the development. Planning Board minutes from May 2026 say a new neighborhood will send wastewater to the existing treatment facility and take water from Redbrook's private water system.
The community pages reviewed for this guide do not publish association fees. Eight Redbrook listings shown on Coldwell Banker's website on October 9, 2026 gave monthly association fees of $200 on five single-family homes and $376 to $392 on three townhomes. Planning Board minutes from February 2025 describe a lottery for three affordable homes in Cranberry Cove with a $245 monthly HOA fee. The listings do not say what the fee covers, and several note reserves due at closing. Do not assume one figure applies to another home. Ask for the current budget for the specific neighborhood.
Redbrook is in the Town of Plymouth for taxes and schools. Plymouth's FY2026 residential tax rate is $12.55 per $1,000 of assessed value, which you can compare in the FY2026 property tax guide. The Plymouth public school district serves grades PK to 12 in 13 schools. Confirm school assignments for a specific address with the district. What should you check before buying at Redbrook?
Ask for five things in writing: the association documents and current budget for the specific neighborhood, the water and sewer rate schedules, the approved plan for any land next to the lot, the builder's contract and warranty terms, and the status of any amenity you are counting on. Read recent Planning Board minutes too, because new Use Areas are still being approved. New construction representation matters most before you sign a builder's contract.
